Zoning is a simple matter of a vote. I have no doubt that if the land owners want to rezone to retail, it will pass without dissent. Tree huggers seem not to have the same animosity for retail outlets as they do for industrial production, and there is some subjective credibility to the current industrial park as being a bit of an eyesore. And given the land's flat geography, pre-development, and clear view from the highway, it will not have some of the same issues that have plagued the Hawkins proposal across the highway to the north.
