Without re-reading past posts and articles, Lagunitas Brewing Company and a wood shingle or roof company come to immediate mind. If I recall correctly, many years went by after the NWP/SP/whoever ran it after than stopped running trains. Taking out existing switches, even if unused at the moment, makes it near impossible to ever get that business back.
