But you still have that 20 mile tunnel Antonovich wants thru the Angeles National Forest to get from Palmdale to Burbank.

Why not simply buy the piece of the Ranch you need at the TMV golf course for the direct Tejon route and take the rest of the .5bil and buy off Palmdale with some commute upgrades?
