Having grown up in North Idaho not too far from Sandpoint, your assessment of the realtor is spot on. CDA and Sandpoint were beautiful towns not anointed by NIMBY's and granola crunchers when I grew up in the 1950's. Sandpoint in particular was occupied by working people just trying to make a living. Now you have realtors who are trying to sell over priced property to rich Californians, both groups find railroads and working people to be unacceptable in their little community.
