Your comment is more germane to something like SMART, a commute doodlebug which does mostly connect parking lots.

Market St. Ry.'s #40 streetcar line went all the way out Mission and eventually to San Mateo. What's different today is better motors and controls, pantographs instead of trolley poles, much greater capacity with articulation and MU, lo-floor loading possibly, some private ROW and grade separation and perhaps some traffic light tripping. Important improvements but still streetcars at heart.

Just as BART will always be an NYC subway clone, but a failed bastardized mutation.
