Sounds like the area is (more or less) prospering. Minor quibble, though: I haven't heard of any Amazon (or Walmart (or other retail-supporting)) warehouse that has or uses rail service, even if located on a rail line. They are all trucks in and trucks out. I would be happy to be proved wrong, and to hear of how rail service to such places was made to work.
