Rail Transit signifies a long-term commitment. One example: Every time WAMATA Washington, DC Metro Area) announced the location of a future rapid transit stop, the land-use impacts started immediately, sometimes years before the station opened. Another example: The Seattle light rail runs down Martin Luther King, Jr. Way which is the business street of a marginal lower-income neighborhood. Since the line opened new construction of condos and other commercial space is quite strong even during this bad recession. The neighborhood is turning around. Name any well-planned new transit line and you'll find similar examples.
Look at any metro region with a strong rail transit system and where is the greatest economic activity (other than airports and theme parks)? In areas the rail transit serves.
