I have rarely seen a new modern DC built with rail access. All the customers want absurd JIT scheduled goods that only trucks stand a chance of meeting, and they struggle. Penalties for delivering 5 minutes early, 5 minutes late, etc etc. Railroads struggle with carload freight arriving on the correct day, let alone minute.
