Baltimore Park is a substantial reinforced concrete building which is located on a fairly small parcel on a back street without much parking (of course NWP never needed parking around the substation). I think it is city-owned, and as I recall there was once a plan for some sort of museum in it, which never happened.

Since it is a historic building, it would probably be hard to get permission to demolish it.
