Under a California law passed about 20 years ago, all reversionary clauses in real estate titles are void unless registered with Cal. PUC within a year of the law being passed. A reversionary clause returns title of property to the original owner if the land no longer is used for a railroad.

My understanding is that very few reversionary titles were registered with the PUC.
