This is the kind of error in urban planning that really gets to me.

In moving the tracks this far away, they should have just created a new station area next to the tracks. And put the light rail next to that. Then sure, reuse the depot as something different.

Yes, the passengers are not in the nice depot, but the depot is preserved, the travellers have an efficient connection and you can put nice parking and maybe some other shops in the area between.

With this new plan, sounds like Amtrak gets shoved into a smaller space, there is no parking to support the market plan and travellers still have that hike to get to the depot or to transfer to light rail. This is just badly thought out all the way around.
