I certainly would agree about the interminable studies. But I must ask: Have you actually been to downtown (or West) Oakland anytime recently?

Downtown is a very vibrant and active area, especially during the weekdays. The Jack London Square area is wonderfully active all the time.

And West Oakland is undergoing a exciting revitalization. Not there yet by a long shot, and frankly I never thought that I would see such developments in my lifetime, but dramatic progress is being made.

It is definitely on its way!
