Another thing to consider is OCSR's proximity to the Portland metro area. "Going to the coast"... anywhere from Newport, Lincoln City, up to Tillamook, and beyond... is a popular summer pastime. A lot of metro PDX'ers vacation on the coast, or have second homes/rentals/timeshares there. Tillamook, Garibaldi, and Rockaway are all popular. In other words, a pretty big local customer base.
