All the industries south of Ignacio which might have needed rail service (such as lumber yards, ready-mix plants, etc.) have moved away, and those properties have been changed to other uses.

Most of the remaining vacant land near the NWP right of way in that area is not available for industrial use for some reason (protected wet lands, agricultural preserves (?), park land, etc.).

As a practical matter, freight railroading on the NWP west of Ignacio is dead. RIP.
