In King County there's not as much difference as there is in most places. They typically go for 100% of the appraisal for tax purposes. In fact, since the idiots who run King County live on some other planet, my home's value actually WENT UP last year, or so the Tax Assessor claims...
In fact, I wouldn't be at all surprised to find out my home's assessed value for tax purposes is higher than what it would appraise for. Whether that's true in this case is unknown to me, but I wouldn't dismiss it out of hand.
