That's called transit-oriented development (aka cram as much as you can into as little space as you can, built as cheaply as you can, on land that costs almost nothing because it's next to the train track). Planners love it. Residents hate it. How far is it from an actual station? If more than 1/4 mile, nobody will walk to the station (even if the "neighborhood" is good enough to make that safe); they will drive everywhere anyway. Similar things done along some light rail lines, and Caltrain, though there's usually at least a slight effort in those cases to be within walking distance of a station.
