The entire row from Sunol to East Pleasanton/Radum and on up the San Ramon branch has a burried pipeline, unless the pipeline has been decommissioned in the last 10 years. This would preclude any construction of businesses or dwellings on the row. Crossing Bernal would require STRONG support from the City of Pleasanton which is unlikely. Last time I was there the row from Bernal through town was parking for the Los Gatos-like downtown. If and when trains reach Bernal, the ability to board or disembark passengers at EOT may be attractive ($$$) to the downtown metchants association.
